However, Councils require a clear idea of your proposal, so rough sketches or drawings do not meet their minimum requirements, resulting in your application not moving past that point, so to move forward we create a site plan for you that meets requirements and we discuss whats needed now and what can be done later according to your budget.
While council require a small level of detail for a planning permit (but for a building permit more is required) so at this stage using a land surveyor or building designer to produce a base level plan may not be needed (unless exact levels or proximity is required that can cause the project to stall later, such as next door windows, levels, too close to boundary or need easement consent.

What cant our Site Plans be used for ?
A site plan is not a substitute for a site survey by a land surveyor. If a project requires detailed site information including heights, set-out dimensions or title boundary establishment or adjoining properties or exact locations , land title work, legal claims we can instruct a registered surveyor to be used.

We offer rush service. The cost for expedited service is additional $90. If expedited service is ordered, the site plan is completed by noon am the following day.
PDF files are included with all the site plans. DWG file extension costs an additional $30. DWG file extensions are useful to designers, engineers and other professionals.
We obtain data from a variety of sources including mapping companies, and Google Maps. It is not necessary to come to your home in order to draw a Base Level Site Plan. Please ask us about FFL levels and future use.. eg business office storage shed habitable sleep out etc as it is vital ! so you don’t affect insurance and break laws or just can’t use the building later on or have problems selling !

Our Process
Our providers us satellite georeferenced aerial photography, title boundary and utility services information to create a composite site plan to submit to council for a town planning permit application OR a private building certifier / registered building surveyor RBS for a building permit application with additional added information.
The georeferenced imagery is accurate to approx 15cm+-, for distances up to 199m.
Once we have compiled the site info & all the information required, we incorporate any proposed new structures with information supplied by the owner/client. We always send the site plan for the customer to check & mark-up by hand with notes of proposed works for us to include or just to view, for their peace of mind before we send them out..
