This is a process that comes with assistance.
The service comprises an initial guide, “Eliminator Guide” to addresses “the first big NO” that can stop your project at the beginning.
Once you buy the Eliminator Guide, we also email you get “todays”current copy of Title, the same day usually, so we both know we have up-to-date information a sit is NOW and we confirm the correct site details and conditions with some desktop research.
Our service is single use only (once per site)for the use of the party that engages our service and only for educational & discussion purposes.
Included in the pack, for your information are the latest Guidelines and basic checklist.
What’s in the “Eliminator” process;
- Current copy Of the Current Guidelines as per your own council.
- Review of your response, from a planning and building perspective. Our licensed consultants review title restrictions against Guidelines and look for any restrictions on title including caveats covenants and if Section 173 Agreements appear. Where Sect 173 appears this then goes to CAN I BUILD SECTION WITH 173 ? for detailed review.
- We produce a Planning Zoning Report for your site and review it against guidelines.
- We review easements on title.
- We Dial Before You Dig Report & review.
If there are no issues here it passes and the site is worth doing further investigation on and should you engage us in writing, we can commence the process toward a Permit and, optionally get it Built (by us or your builder or we can project manage owner builders as many owner builders seek a person with a building license ).
When done, we hand over all documents to you so you can select your own builder, designer or consultant.
Optionally, we may assist you to find a builder who will work to our stringent Service Level Agreement and very detailed Specifications to avoid disputes, loss and price blow out disasters that can exceed your loan amount !
Where an obvious blockage is in place we report it to you for discussion and your decision, that concludes Part 1.
Hopefully, like many sites it passes then we start our normal process toward your SSH site visit, plans, permits and build.

“SSH SITE ELIMINATOR – S173 Conditions-CAN I BUILD ?”
This section below applies only where a Section 173 Agreement appears on title or developers guidelines are present.
We review the land registry record against the guidelines.
Kindly allow 1 to 2 weeks for initial review by experts. Contact may need to be made with the design panel(Quoted where required).
Where consents concerning easements, covenants, caveats, design / developers panels, authorities these can be sought and will be quoted prior to us starting.
KINDLY NOTE:
Consents can take some time, as they have many requests and have 2+ week reply times, so wise to start ASAP.
We always recommend a thorough examination of all factors before rejecting a site so as to ensure the reader has not misinterpreted or mis-understood and there may be other ways that the matter and or SSH can be approached that requires further examination to realise the projects potential or an “out-of-the box” approach taken to make it viable or possible.
OPTIONAL SERVICE : If you wish to discuss any matter our General Fee is $220 per hour with a licensed person, billed in 15 minute interval blocks this excludes specific technical advice for which we will need details and documents prior and will quote. i.e., 15 minutes is $55 prepaid so best to have your question ready or email it in prior so we can call you back.
